Our goal is to be good neighbors. The Atlanta Opera has grown into being one of the top opera companies in the U.S.
Why did they need a new rehearsal hall? There is a train right behind current facility which also serves as the prop office and other things. Bursting at the seams. We became aware of Haynes Manor Recital Hall. Building will be restored to its full glory. Shares renderings. The front of the building will be residential looking and the back will be more modern. They will carefully monitor capacity and parking. If there is ever a larger event, there will be offsite parking.
Lots of questions from attendees about the neighborhood having a say about the building.
Three major funders are coming in. One of the criteria is how it will be funded for 10 years. $5 million endowment to maintain it. There is a 50- year lease with the state who is very invested in the landscaping, building and general property. The city will maintain control of the beltline and golf course. $45 million has been raised plus the $5m with another $38 m in the works. There is neighborhood donor support. The state owns the land property and opera owns the building. The opera has full control of the grounds. There is full awareness that it is in the flood plain.
Is there still discussion of a small PBA security office in there? Yes, that is still being planned. There are approximately 25 opera staff.
Survey control fencing will go up soon around the building.

With regard to the recital hall, Kendra has been amazing at making sure PBA’s voice has been heard. She has been on top of security and been seeking my advice.
The Buckhead patrols are paying dividends. The city of Atlanta has cracked down on nightclubs. Club 1145 has been shut down. Gov Kemp created a state patrol post in front of Governor’s mansion which will come online is spring 2025 which adds extra security in Buckhead. Atlanta training center is scheduled to go online in Dec 2024. Neighborhood stakeholders will be able to tour with me. Brasfield and Gorrie has been great working with the Atlanta Police Foundation.

COMMITTEE REPORTS
Security - David Moeller
Our crime is down year over year. We are down 40-70% on a quarterly basis. How are we doing relative to other equivalent communities? We are doing better. Shares slides. PBA has our 2018 Ford Explorer thanks to donation of the car by Cingo Wireless. We have a continued presence in our neighborhood.
Recommends Connectatlanta.org – if you register it then the police will know you have a camera, so they can come to you if needed. They can’t look at camera footage without your permission. The speed detection cameras on PB continue to be up and running. Jeff Baxter’s team works 7 days a week/5 hours a day.
Parks - Mark Schneidau
3 new greenspaces in PBA.
Sam Roberts Park – families donated.
Sagamore – members in neighborhood and PBA board donated.
Betty Young Park – family donated.
We had hurricane damage to a couple of the parks that will be fixed.
Parks plans for 2025 - Continue to maintain the three greenspaces.
PBA has hired a white glove landscape company to maintain those parks vs. the city. We have plans and designs for the front of the neighborhood which we will circulate and raise money for those plans.
What is difference between PB Neighborhood Improvement Inc. from PBA? The .org is a separate entity from PBA with a tax-deductible status, therefore, it can raise funds for capital improvement and beautification. The set-up of rhe organization was modeled after Ansley Park’s non-profit.
Tree issues question. Nuisance tree – building department. There is a list of trees around the Beltline where an arborist has looked at them.
Betty Young Park has been sanitized by the city (from flood contamination).
In 2022 and 2023, we limbed-up the canopy on Peachtree Battle.
Traffic & Infrastructure - Kendra Adams
Mary Norwood did a study in District 8. They will release the report soon. Monday, Oct. 21 is an important meeting for the CPD. They pulled down cell phone data to look at traffic in District 8. There was a solid red line down Peachtree Battle so high traffic area with speeds well above our posted 25mph.
Zoning/NPU - Anna Patton
The city is in the middle of a rezoning plan. Atlanta Zoning 2.0. We are R3 or R2.A. City is pushing for density. They are also pushing for eliminating the parking density.

Membership - Kate Allgood
560 homes in our neighborhood. 413 households are 2024 members (74%) which is below our goal.
Divided into quadrants to make it more manageable.

Ways to volunteer.
Membership committee volunteers Laura Beacham and Katie Oliver will be leading the 2025 Membership Drive, which kicks off in January.
