Several homeowners from Peachtree Battle near Peachtree Road (E. Rivers area) to Woodward Way have made PBA leadership aware of the foam-pellet debris issue.
PBA reached out to Integra (building contractor) and did receive a quick reply from their leadership, the wall system subcontractor (Southern Wall Systems), and a site project manager. They were aware of the situation, as they have received several direct complaints from PBA residents and commercial tenants at PtBattle Shopping Center.
After having several conversations and doing some research, it seems that the debris is nearly impossible to contain fully, even if the side of the building is fully tarped and various vacuum/catch measures are in place. They are currently working on the Peachtree Road side of the building, which will go on for several more weeks (30-35 days). Even when they move into the courtyard or other sides of the building, the area may still receive debris, depending on the weather.
This is not ideal for many reasons, from the environmental impact to the inconvenience and beyond. Integra and its sub-contractor will offer clean-up services to any resident who requests them for as long as the issue exists. We understand that the material is everywhere, from roofs to attics, ledges, gutters, pools, HVAC units, gardens/landscapes, vehicles, etc. They are fully aware of the problem's scope and proactively seek to mitigate the impact as needed.
To keep PBA from running the administration of individual resident clean-up schedules, we've created a
CLEAN-UP REQUEST FORM that will be emailed directly to the contacts at Integra & Southern Wall Systems, who will coordinate and provide the clean-up services. Once you submit the form, they will contact you directly to discuss your issues, elaborate on the clean-up process, and schedule the service(s).
PBA will work with Integra (and all) to address common green space areas and debris collection on the streets and at the curbs. We will also monitor the clean-up results, homeowner satisfaction, and any additional issues that may arise.
For context, the attached
link explains the EIFS & Rasping work creating this situation. Integra has indicated that they are taking all measures to decrease the amount of debris. Additionally, see the screenshot below, sent to PBA from Integra around communications from the City of Atlanta.
